PLEASE  NOTE - Many roads in the Limerick region are currently disrupted by major road construction projects, including the new toll tunnel under the River Shannon, the building of the new M7 motorway and the upgrading of part of the N20 to M20. The following directions were written in February 2010 reflecting the conditions at that time.

Directions to Fort Ann Farmhouse from Shannon Airport and Clare:

·  Follow the N18 towards Limerick . As you approach Limerick you will pass a castle ruin on your left and on your right you will see  the construction of the entrance to the new tunnel. A little later you take the second exit (ahead) at the first roundabou t then the  third exit at the second roundabout signed N20 / N21 for Cork and Tralee . At the next roundabout take the second exit then carry on until you cross the Shannon Bridge . At the Shannonside roundabout as you leave the bridge turn right (third exit) on to the N69 signed Cork , Foynes and Killarney .

At Green Park Roundabout Second Exit - ahead

You are now approaching the exit from the Toll Tunnel . At the next roundabout you go ahead and under the bridge. After the bridge at the roundabout follow the signs for Cork N20 / M20.

  At the next two roundabouts ( Temple Mungret and Quinn's Cross) follow the Cork N20 / M20 signs.

You now have a short drive through an area of new housing before you approach the Raheen roundabout with Lynch ' s Premier Southcourt Hotel on your right. At this roundabout you take the third exit signed N20 Cork. On your left you will now have the Coop Superstore and a Texaco Petrol Station.

·  At the next roundabout take the second exit on to the R526 signed for Patrickswell. At the following roundabout take the second exit into Patrickswell village. Drive straight through the village. As you exit Patrickswell village you will approach a fork in the road. Take the RIGHT fork. You now pass Luceys Shop/ Cafe on your left and Fort Ann House is about a half mile ahead on your right.

Direction from Limerick City centre:

·  Follow the direction signs for Cork N20 from O'Connell Street . At the Rahee n roundabout take the second exit signed N20 Cork. On your left you now have the Coop Superstore and a Texaco Petrol Station.

·  At the next roundabout take the second exit on to the R526 signed for Patrickswell. At the following roundabout take the secon d exit into Patrickswell village. Drive straight through the village. As you exit Patrickswell village you will approach a fork in the road. Take the RIGHT fork. You now pass Luceys Shop/ Cafe on your left and Fort Ann House is about a half mile ahead on your right Take the RIGHT fork..

Directions from Cork :

·  Follow the N20 through Mallow and Charleville. As the road approaches Patrickswell all traffic for Limerick diverts left to join the new M20 motorway . DO NOT join the new road but continue straight on towards Patrickswell (R526). At the yield sign after Luceys shop/Cafe turn left. Fort Ann is about a half mile ahead on your right.

Directions from Killarney:

·  Follow the N21 through Adare in the direction of Limerick . About a mile after Adare take the second exit at the roundabout (straight ahead). A f ew hundred yards after the roundabout turn right (currently marked by an amber and black direction sign only) and follow this road to the T-junction.

·  At the stop sign turn left for Patrickswell (signed opposite). Follow this road for approximately 1 mile until you approach the second sign for Fort Ann House at the entrance gate on your left.

Directions From Dublin

Approaching Limerick on the N7 near Castleconnel you cross over a leve l crossing. Soon after you take the second exit at the roundabout. The next roundabout is straddled by the new M7 motorway. Turn on to the roundabout, under the bridge and take the second exit to climb up on to the M7 (Signed N18,N20 and M7). Soon after  passing exit 29 you will  see  some ornamental animals on your left, before you pass under a bridge. Take the first exit on your left  to join the M20 motorway towards Cork . Leave the M20 at Exit 4 signed A526 Patrickswell. As you leave the dual carriage way take the third exit at the roundabout and the first exit at the next roundabout into Patrickswell village.

·  Drive straight through the village. As you exit Patrickswell village you will approach a fork in the road - take the RIGHT fork. You now pass Luceys Shop/Café on on your left and Fort Ann House is about a half mile ahead with a stone wall entrance on your right.

Directions From Tipperary and Waterford :

·  As you approach Limerick on N24  turn left at the Ballysimon junction to join the M7 motorway towards Galway and Cork . You will will see  some ornamental animals on your left, before you pas s under a bridge. Take the first exit on your left  to join the M20 motorway towards Cork . Leave the M20 at Exit 4 signed A526 Patrickswell. As you leave the dual carriage way take the third exit at the roundabout and the first exit at the next roundabout into Patrickswell village.

·  Drive straight through the village. As you exit Patrickswell village you will approach a fork in the road - take the RIGHT fork. You now pass Luceys Shop/Café on on your left and Fort Ann House is about a half mile ahead with a stone wall entrance on your right.
